Project Scope
The MEP (mechanical, electrical, and plumbing) design for the Extra Space self-storage project in Irvine, CA included HVAC (heating, ventilation, and air conditioning) systems to regulate temperature and air quality, electrical systems for lighting and power in the storage space as well as complete MEP design for the office area. The design was energy efficient and cost-effective, in order to minimize operating costs and maximize profitability for the self-storage facility.

The Challenge
- Provide efficient mechanical design without over-designing the system. Provide adequate airflow with minimal ductwork. Effective electrical design to account for large site and to minimize voltage drop accordingly.
- Focus on budget and meeting Extra Space standards.
The Solution
- Minimized ducting on storage HVAC with minimal ductwork at fan coils by placing fan coils in strategic locations around corridor.
